When Should I Stage My Home?

As both a professional Realtor® and Home Staging Professional, my advice is to stage your home before it is listed. Statistics show that 95% of today’s homebuyers use the Internet to search for homes before visiting them.  Therefore, staging your home before it appears on the market maximizes your ability to get top dollar for your home - the first day it is listed. However, if your home is on the market and you are not getting showings on the property, then the best course of action to take is to stage your home before you consider any price reduction. By taking your home briefly off the market, your home staging can be accomplished. When your home staging is complete your Realtor® can simply upload the new photos provided by Dressed 2 Sell Staging© and enter the home into the MLS system.

Why Should I Spend Money On A Home I Am Planning To Sell?

Think of home staging as an investment, one that will make certain that you have the potential to get the highest Return of On Investment (ROI) on your home. And take into account that professional home staging will always cost less than any price reduction you may be considering. In the past if you decided to reduce your asking price to attract more buyers that would have typically been a 5% reduction in your asking price. In today’s market, a reduction of 10-15% in your asking price is typically required to stimulate more interest in the property. As reported by National Association of Realtors® (NAR) Staged properties will sell faster and for more money than homes that have not been staged. Menu - Page Top

What Does Home Staging Cost?

The cost of a home staging project can only be determined after the property has been viewed and recommendations have been made, however; you can rest assured that Home Staging will always cost less than your first price reduction and is an affordable investment to make when you compare the actual dollars spent to stage your home. Take a look at the example below to see the potential return on investment you may gain by staging your home:

Asking Price $300,000
Staging Investment (Cost) $3,000-$9,000
Return On Investment (ROI) $24,000-$30,000

Now take a look at the potential loss of income from a non-staged home:

Asking Price $300,000
Asking Price After First Price Reduction (5%) $285,000
New Asking Price $285,000
Average Asking Price After Second Price Reduction (10%) $256,500
Difference Between Original Asking Price & Second Price Reduction  -$43,500.00

Here is an example from an actual client of mine this year and his experience with selling his home before home improvements and staging of the property were performed.

I was Contacted by the owner who had his home listed for sale for almost 1 year and he had lowered his sales price on this “as is” home several times. His current asking price at time of Consultation was $219,900 with a best offer of $175,000

“As Is Condition” Pre-Consultation After Home Improvements & Staging Outcome
Current Asking price: $219,900 Asking price $249,900
Days on Market 300+ Days on Market <60
Highest Offer $175,000 Actual Sales price $245,000
Renovation Costs 0 Renovation Costs -  $27,000
Gross Proceeds $175,000 Gross Proceeds $218,000
    Return on Investment + $43,000

My Home Was Professionally Decorated, Why Do I Need to Consider Home Staging?

Professional Interior Decorating and Home Staging are in fact, very different processes. Interior Decorating takes into account your personal tastes and “imprints” your personal style on every aspect of your home. Home Staging works to create spaces in your home that will appeal to the greatest number of buyers. When selling your home it’s important to remember that we are selling space and the architectural features of your home and home staging will assure that your potential buyers are given the ability to envision living in the home, absent of a lot of distractions.Menu - Page Top
